Terms of Service
These terms apply when you request a county check on this site and when you use the Sourtio Exclusive Listing Engine. Please read them carefully. By using the site, you agree to them. This page is maintained by Sourtio and is not legal advice.
1. What the county check is
The county check is a free, no-obligation availability check. You tell us your Florida county and brokerage, we tell you whether that county is still open in the Exclusive Listing Engine and what a lead costs there.
Submitting the form does not reserve a county, create a contract, or commit you to buying anything. Counties are confirmed only once a written agreement is in place.
2. What Sourtio does
Sourtio is a lead generation service. We source Florida homeowners who request a home valuation, verify their contact details, and deliver those inquiries to one licensed agent per county.
Sourtio is not a real estate brokerage, does not provide brokerage or appraisal services, and is not a party to any agreement between you and a homeowner. What you do with a lead, and how you represent a client, is entirely your responsibility and your brokerage’s.
3. Exclusivity, term, and cancellation
A lead delivered to you is not resold or shared with another agent. There is no 12-month lock-in and no auto-renewal.
Commercial terms such as price per lead, monthly volume, county coverage, and notice period are set out in the written agreement you sign with us. Where that agreement and this page differ, the signed agreement controls.
4. Verified-or-free
Every lead is checked against our verification criteria before delivery. If a delivered lead fails those criteria, report it within the window stated in your agreement and it is credited back to you.
We do not guarantee lead volume, appointments, listings, conversions, commission, or any other business outcome. Results depend on your follow-up, your market, and factors outside our control.
5. Your obligations as an agent
- You are a licensed and active real estate agent in the State of Florida.
- You contact leads in compliance with applicable law, including the Telephone Consumer Protection Act, Do Not Call rules, and state and federal advertising rules.
- You do not resell, redistribute, or share leads delivered to you with other agents, teams, or lead buyers.
- You handle homeowner data lawfully and honor opt-out requests promptly.
Breach of these obligations may result in immediate suspension of delivery.
6. Equal Housing Opportunity
Sourtio and the agents it works with support the principles of the Fair Housing Act and the Equal Credit Opportunity Act. Leads are never filtered or targeted on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.
7. Governing law
These terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules. Any dispute arising from these terms or your use of Sourtio will be brought in the state or federal courts located in Florida, and you consent to the jurisdiction of those courts.
8. Changes to these terms
We may update these terms from time to time. The “effective” date at the top of the page tells you when the current version took effect. Continued use of the site after an update means you accept the updated terms.
